The MIMCO Group unveils its upcoming development in Luxembourg, The Butler

A new major real estate project will very soon be taking shape in the Bourmicht district, in Bertrange, with The Butler building and its “Hotel & Office Lifestyle” concept, more popular than ever in Luxembourg, addressing the growing demand for services in the office. The project is supported by MIMCO Real Estate, the Group’s real estate development company.


With the hybridization of work, the influx of a new generation into the professional sphere, phenomena like the “Great Resignation” and “Conscious Quitting”, and considerations of energy footprint, our relationship with the workspace is undergoing profound changes at the start of this decade. This places companies and their employees face-to-face with unprecedented challenges related to the adoption of a hybrid work model: the improvement of workspaces, increased demands for sustainability both environmentally and socially, technological advancement, the necessity for efficient real estate data management, and the added value of a network of partners with complementary skills.


The Butler has emerged from this realization, and its “Hotel & Office Lifestyle” concept brings together within the same real estate complex a 4-star hotel service with over 160 rooms provided by an international group, various catering concepts, childcare services, concierge services, and offices with flexible spaces.


This new mixed-use real estate complex, covering approximately 18,000 square meters of gross leasable area above ground, is designed to meet the new practices and expectations of businesses and their employees while providing unparalleled comfort and service quality.

In addition to the services on offer, which considerably enhance the quality of life of its occupants, connectivity and accessibility also play a major role: The Butler is adapting to the latest modes of mobility by offering a multimodal parking facility with over 370 spaces, public-access electric vehicle superchargers, and a bike-sharing service. The entire project will be managed via a mobile application that will enable users to rent parking spaces on a short-term basis, reserve bicycles and spaces with superchargers, as well as all the hotel services offered to building occupants, such as restaurant and café-bar reservations, meal delivery, concierge services such as laundry and carwash, concert ticket orders, parcel delivery, offers from service providers, events and activities organized in the building, and so on.


In terms of energy and environmental considerations, The Butler will also meet the highest standards by aiming for BREEAM “Excellent” certification, attesting to its eco-responsibility through its performance, and WELL Gold certification, the world’s first construction label guaranteeing a healthy indoor environment for its occupants.
